A Local Approach to Institutional-Grade Acquisitions.
Taylor Commercial Properties is a family-owned investment firm dedicated to the long-term stewardship of multifamily communities throughout Delaware County and surrounding areas.
Our Philosophy (The “Why”) We believe that multifamily real estate is more than just a line item on a spreadsheet—it’s a vital part of the Delaware County community. As local operators, we don’t look at assets from 30,000 feet. We’re on the ground, understanding the townships, the neighborhoods, and the needs of workforce housing tenants.
Meet the Principals
Reginald Taylor | Managing Partner
Originally from New York, Reginald brings a high-level, “big picture” perspective to the Delaware County real estate market. Now residing just 45 minutes from Delco, he combines decades of professional integrity with an active, hands-on approach to local investing. Reginald oversees the firm’s acquisition strategy, ensuring that every deal is handled with the transparency and speed of a New York transaction, balanced with a deep respect for the local Pennsylvania communities where the firm operates.
Reye Taylor | Director of Operations & Acquisitions
Reye represents the next generation of Taylor Commercial Properties, with an Engineering background focusing on the data-driven side of the business. He leads the firm’s underwriting and due diligence processes, ensuring that every offer is grounded in real-market financial analysis (NOI) and operational upside. Reye’s focus is on the “Value-Add” mission—identifying 10–50 unit buildings that can be optimized through modern management and capital improvements. His energy and commitment to streamlined, tech-forward operations allow Taylor Commercial to close deals quickly and efficiently, providing sellers with the certainty of a clean exit.
The Taylor Advantage: Local Presence, Professional Standards
Though our roots are in the fast-paced New York market, our focus is 100% local to Delaware County.
Direct Communication: When you call us, you aren’t reaching a call center. You’re reaching a local father-and-son team who can be at your property this afternoon.Reginald brings a wealth of local knowledge and a steady hand to the Delaware County real estate market. With a career built on the principles of integrity and long-term value, Reginald oversees the firm’s acquisition strategy and high-level asset management. Having successfully managed a growing portfolio of 14 units, he understands the “boots-on-the-ground” realities of property ownership in Delco—from navigating township codes to maintaining high-quality tenant relationships. For Reginald, every acquisition is about more than just numbers; it’s about preserving and improving the local housing stock for the next generation.
The 45-Minute Rule: We aren’t out-of-state “landlords by proxy.” We live close enough to walk every building we buy, yet we operate with the efficiency of a high-volume investment firm.
Current Portfolio: Having already built a 14-unit footprint in the area, we have the local contractors, township relationships, and property management systems already in place to ensure a smooth transition of your asset.
Why We Focus on 10–50 Units (The Expertise)
The “Sweet Spot”: “We focus on the 10–50 unit niche because it allows for hands-on management and meaningful value-add improvements. We specialize in B and C-class assets that require a ‘second act’—whether that’s through deferred maintenance catch-up or operational streamlining.”
Reliability: “Because we are principal buyers, we don’t have to wait for ‘committee approval’ or complex institutional financing. Our capital is ready, and our due diligence is streamlined.”
Confidentiality: Every discussion, rent roll, and T-12 shared with us is kept strictly private.
Operational Continuity: we respect your staff and your tenants. Our transition process is designed to be non-disruptive.
No Re-Trading: We don’t use “bait and switch” pricing. Our offers are grounded in real-world Delco data.
